Buying property in an SMSF

    I have heard there are major tax benefits if you buy property in your SMSF. Can you explain what these are and why they are so beneficial?

  2. Yes, yes, yes. There is one MAJOR tax benefit to buying property in your SMSF. If you hold the property till after 60, the Capital Gain on the property will be entirely tax free, the rent on the property will be entirely tax free, you can draw the capital gain or rent out of the SMSF as a pension and this will be entirely tax free. This could ultimately save hundreds of thousands in tax.

    Did you also know?

    * You can roll over all your existing Superannuation funds into a SMSF and save $1000’s in fees
    * You can use these funds to buy Investment Property within your SMSF
    * You can buy your Business Property in your SMSF
    * You can roll over your share portfolio or managed funds into your SMSF and save $1000’s in tax

    I have approx $100,000 in an industry SF and I have always believed in investing in bricks and mortar. Can you see anyway I could do this?

  5. HiJesse, Sorry for my delayed response. Yes, you can buy American property n an SMSF. Many of our clients are doing it and we can assist. We can set up an SMSF for you and refer you to a MY USA consultant who can help you with the American Property.

  6. Hi Kayla,
    You are able to roll your funds over to an SMSF and use it as a deposit to buy property in the SMSF. SMSF's can now borrow to buy property in the same way as if you were borrowing to buy property in your own name. Some advisors say this is a really complicated process but it really isn't and we can assist you in every way.
